Increasing constructability, reducing costs
The Warsan project is a community of 32 G+4 buildings on 14,864 sq. m. of land. The completed complex will house 3,866 residential units – 3,380 shared units, 360 studio units, and 126 one-bedroom apartments – across 216,000 sq. m. of built-up area. The complex will offer recreational facilities, a community centre, mosque, and sports facilities and is expected to be completed in the second quarter of 2020 in time for Expo 2020 in Dubai.
Colliers Project Leaders managed the design phase, taking responsibility for creating the design brief in coordination with Wasl’s development team. Our team made several recommendations to reduce the construction programme and lower operating costs, including:
- Use of modular construction for the studios, which saved 40% in construction time
- Standarise building design and floor plates to improve constructability of multiple units
- Use durable, easy to maintain materials to withstand heavy usage in certain areas
- Use treated sewage water for irrigation of extensive landscaping areas
