Real estate developer, The Abbey Group, engaged Colliers Project Leaders to serve as LEED commissioning agent for its $125 Million mixed-use development project The Viridian at 1282 Boylston Street in Boston’s Fenway Neighborhood District. The LEED Gold Certified project includes residential rental and retail spaces as well as community outdoor spaces, rooftop spaces for tenants, and a three-story underground parking garage. The underlying goals of the project were consistent with the neighborhood’s master plan to promote housing while preserving the unique character of the area and providing an active 24/7 environment repopulated with retail and restaurant patrons and residents.

We provided integrated commissioning services in accordance with LEED EA Prerequisite 1, Fundamental Commissioning and EA Credit 3, Enhanced Commissioning from the schematic design phase through the warranty phase. In the role of commissioning agent, we coordinated the functions of system documentation, equipment start-up, control system calibrations, testing and balancing, performance testing, and training. We also verified that all commissioning procedures were completed in accordance with LEED Certification Requirements.
