The state-of-the-art Buley Library serves as the centerpiece for the university.

Colliers Project Leaders provided project management services for the Buley Library Phase II Renovation project which consisted of the design and renovation of the existing five-story, 98,000 square foot library at Southern Connecticut State University. The completed state-of-the-art academic Buley Library serves as the centerpiece for the University. The majority of the Phase II scope involved interior design, renovation, and fit out work based on a recently completed “Library Space Planning & Programming Study.” The Phase I newly constructed addition was occupied and continued to be occupied during Phase II. The MEP systems were based on Phase I MEP systems.

As owner’s project manager, we were responsible for providing oversight during the pre-construction and construction phases. During the design phase, Colliers Project Leaders was responsible for participating in project meetings, developing master schedules, providing recommendations for construction logistics, reviewing construction documents, performing field operation analysis, developing, analyzing and reviewing construction cost estimates, and participating in pre-bid conferences and bid openings.

During the construction phase, we were reviewing, monitoring and approving construction schedules and the schedule of values, reviewing and making recommendations regarding requisitions for partial payments, establishing and conducting project meetings, reviewing and approving change orders, monitoring and updating the construction budget, and managing project closeout procedures.

In the role of commissioning agent, Colliers established and documented the University’s criteria for system function, performance, and maintainability as well as verified and documented compliance with these criteria throughout design, construction, start-up, and the initial period of operation.

In addition, Colliers was responsible for verifying equipment start-up, control system calibrations, testing and balancing, performance testing, and training.
