New residence hall with state-of-the-art amenities and additional campus enhancements.
Colliers Project Leaders assisted the Rhode Island School of Design (RISD) during the planning, design, and construction of the multi-phase Residence Hall Quad Enhancement Project.
The project’s initial phase included the construction of a new 43,500 gsf residence hall, North Hall, which houses 153 students on six floors and features amenities like workrooms, makerspace, a shared kitchen, and outdoor terrace. Upon completion, the next phase included renovations of South and Homer Halls as well as a refresh of Nickerson Hall, totaling 87,000 gsf. The state-of-the-art project engaged an Integrated Project Delivery Method (IPD) to collaboratively fuse the talents of the team.
Colliers services included:
- Participate on weekly IPD big room/colocation meetings.
- Support RISD in the coordination of Owner/Team member’s attendance and participation at meetings.
- Review, estimating and analysis of cost allocation by category proposed by Shawmut and the IPD team.
- Lead the project team on site due diligence and forensic investigation.
- Establish and manage project milestone and project macro schedules.
- Support RISD in custom furniture design and procurement.
- Develop and manage total project budget including status reporting and invoice analysis/processing.
- Field observations and monthly reporting including cost, quality, schedule, risks, and opportunities.
