Project manager and commissioning services for a new fire substation in the Town of Hadley.

Colliers Project Leaders provided owner’s project management and commissioning services for the Town of Hadley’s New Fire Substation.

The single-story, energy-efficient building features 5,300 square feet of usable space and a mezzanine level for mechanical systems. The building is architecturally harmonious with existing municipal and other proposed nearby buildings. The functional spaces include a meeting room, kitchen / break room, dispatch room, office, two bunk rooms, apparatus bay, and appropriate bathrooms.

The building replaced the 1950’s, two-bay garage at the North Hadley Village Hall that had been used by firefighters for vehicles, emergency communications, and equipment.

In the role of owner’s project manager, Colliers provided comprehensive project management services including:

  • Development of the total project budget and schedule
  • Management of the architect selection process, including negotiating terms
  • Performing quality control measures during construction, including but not limited to, on-site representation, conducting weekly construction meetings, field report issuing, reviewing of pay applications, change orders, facilitating construction issue resolution, conducting monthly Building Committee and Finance Subcommittee meetings, etc.
  • Managing the furniture, fixture, equipment and technology procurement, and installation process
  • Managing the construction closeout process, including but not limited to, punchlist management, closeout document management, move management, etc.

Colliers was also engaged to provide commissioning services during the design and construction phases of the project. During the design phase, Colliers reviewed the construction documents, created commissioning specifications, and developed a commissioning plan. During the construction phase, Colliers developed, distributed and spot verified construction checklists, developed functional test procedures, oversaw and documented functional systems testing, and developed a final commissioning report.
