Colliers Project Leaders was engaged to provide retro-commissioning services for more than 10 office buildings throughout the U.S. and New York City metro area encompassing more than 14 Million square feet. Building spaces include data centers and trading floors as well as office space, dining facilities, facility operations, and IT support areas.
The objectives of the retro-commissioning initiative included:
- Energy cost savings and carbon footprint reduction across multiple facilities
- Optimization of building core and critical systems
- Establishment of Demand Side Management (DSM) goals as part of participation in DSM programs administered by NYSERDA and ConEdison
As a result of the retro-commissioning initiative, Morgan Stanley achieved the following:
- Multiple Energy Star Labels & LEED Certifications
- Recognition by the Carbon Disclosure Project for Leadership in Carbon Emissions Mitigation
- Overall Carbon Emissions Reduction per GSF of 30%
- Annual Energy Savings $3.7 Million
- Peak Demand Savings > 1.0 MW
- Utility Incentives > $1 Million
- Simple Payback of less than 2 Years
- Electrical kWh savings of 21 Million kWh per year
- 29,307 MetricTons of carbon emissions reduced in first three years
