Tower 49 is an Owner-operated building in mid-town Manhattan. This Class-A office building includes a restaurant and café, an art gallery, and concierge-level services for tenants. As an Owner-operator building, Kato International takes particular pride in the building, pays personal attention to details, and displays a commitment to a premiere-level of operations and maintenance to ensure uninterrupted services for their tenants.

Tower 49 uses utility steam for a heating source, electric chillers for cooling, and air handling units to provide ventilation, heating, and cooling to each floor.

Colliers Project Leaders was originally engaged by Kato International to provide services related to the requirements of New York City’s Local Law 87 which includes the provision of an ASHRAE Level II Energy Audit and retro-commissioning services.

The ASHRAE Level II Energy Audit included the review of energy data, analysis of energy use profile, a site survey, development of potential Energy Conservation Measures (ECMs), development of cost estimates and potential savings for ECMs, and presentation of a final report of findings. Our survey and investigation services focused upon the base building and energy consuming systems, including air handling units, pumps, lighting, heating, hot water, and chilled water systems.

Once the audit and retro-commissioning projects were complete, we were engaged to manage the implementation of the projects which included upgrading the building automation system, adding variable frequency drives, replacing motors, and developing new sequences of operation. In addition, we provided direct, high-level operations management support to Kato on a weekly basis representing senior management on operations issues.
