Award-winning renovation and restoration of a local historic landmark.

Colliers Project Leaders provided owner’s project management and commissioning services for Fitchburg’s City Hall Campus Project. The project received the Construction Management Association of America (CMAA), New England Chapter, Project Achievement Award at the 2021 CMAA-NE Mark H. Hasso Project Excellence Program luncheon. CMAA’s Project Achievement Awards Program highlights those projects that serve as an example to the industry, and are true pinnacles of excellence and innovation.

Located prominently on 700-718 Main Street, the original structure for Fitchburg City Hall was built in 1853 and is considered a local historic landmark by the community.

The City Hall Campus Project involved a significant interior demolition and interior and exterior renovation and restoration of 718 Main Street, with removal and replacement of the roof as a crucial part of the project, building system replacement, interior layout redesign, and restoration of the old auditorium space to be divided into meeting and office spaces. The interior was redesigned to accommodate 14 administrative offices, including the Office of the Mayor. The exterior was fully restored and the original entry at the front was reestablished as the primary, public entry to the building.

In addition, 700 Main Street saw a redesign from a bank into a Legislative Council Chamber, an upgrade of building systems, and building envelope repairs. The goal of the renovation and restoration was to create a modern and efficient workplace for city administrators to better serve Fitchburg residents. Parking and outdoor areas all around the buildings were also upgraded.

As project manager, Colliers represented the City of Fitchburg and acted as the City’s agent and Owner’s Project Manager throughout the project. Colliers’ duties included providing advice and consultation with respect to design, value engineering, scope of work, cost estimating, general contractor and subcontractor prequalification, scheduling, bidding, construction, move management, commissioning of building systems, and project closeout services.

Colliers was also responsible for the selection, negotiation with, and oversight of, a designer and construction manager at risk for the project, ensuring the preparation of project schedules which served as control standards for monitoring the timely performance and execution of the project, and assisting in project evaluations including written evaluations of the performance of the design professional, contractors, and subcontractors.
