A state-of-the-art technical education facility
Colliers Project Leaders provided owner’s project management services for the construction of Cape Cod Regional Technical High School’s new 228,000 square foot, state-of-the-art high school. The project was completed in two phases. Phase One included the construction of the new facility, while the original building remained in operation. Phase Two involved the demolition of the old building. The project is seeking LEED Silver certification, which means it was built with many sustainable and energy efficient features, such as a 25,000 square foot green roof and photovoltaic solar panels.
The project was completed a year ahead of schedule AND under budget, with an estimated savings of more than $10 Million!
The new school is located to the east of where the original building stood. The building is configured in an asymmetrical “H” shape with academic and technical shops integrated with classrooms located on two stories in the long leg of the “H”, and the gymnasium, administration, and Hospitality Academy located in the short leg. The student commons and library/media center are located in the two‐story connector between the two legs.
Two technical academies are located on each of two stories arranged in clusters. They feature 15 different technical programs including marine services, auto technology, cosmetology, and electrical shop, as well as modern science classrooms and maker spaces. Each academy has shops on one side of the main corridor and academic, collaborative, and teacher planning areas directly across the corridor. The high bay shops of the Construction and Transportation Academies are located on the first floor with at‐grade service access. The STEAM and Life Sciences academies are located above on the second floor.
Colliers provided project management services during the pre-design/design phase, construction phase, and closeout phase of the project. During the design phase, Colliers was responsible for coordinating the design process, reconciling design solutions with program expectations, cost estimates, and budget parameters, and managing the bidding, pre-qualification, and contracting process.
During the construction phase, Colliers coordinated construction activities, monitored and managed construction changes and project finances, oversaw construction progress, and reviewed effectiveness of contractor quality management processes and contract compliance. During the closeout phase, Colliers managed the building occupancy, monitored and managed contractor correction of problems, and facilitated the training of operating staff in systems operations and maintenance.
